better: Co-op members co-own the building,
work together to run it, and form a friendly, supportive community.

Many Berkeley treasures (including UC) are an easy walk from BTH.
What’s available at BTH?
A few apartments are now vacant. One is mine: apartment 2C. I’m Jonathan. My wife and I upgraded the apartment in 2009. Now our professions are calling us away from Berkeley. I’ve chosen an agent to find a new owner who will enjoy the benefits of living at BTH. My agent is:

About this co‑op:
- Founded in 1960.
- The U.S.’s first-ever senior housing cooperative!

A self-governing “cooperative corporation” with 60 shareholders.

You own a share of the corporation, which owns the entire
property.

Directors budget and charge members monthly assessments to cover
costs.
Becoming a member:
-
You are eligible if at least one 55+ person in your household
intends to make BTH a permanent primary residence (Calif. Civil
Code Sec. 51.3).
- If you have a trust, it may buy on your behalf.
- You negotiate a price and terms with a current shareholder.
- You get seller disclosures about the apartment and BTH.

You can apply to
National Cooperative Bank
or First Republic for a co‑op home loan (“share loan”).
-
You get screened, interviewed, and approved by the BTH directors.

At BTH, you can …
Have your own apartment.
- Each shareholder (“member”) gets one apartment (“unit”).

Legally, you are a tenant of the corporation in your unit,
under a lease that is renewable as long as you are a member.
-
The building is almost entirely owner-occupied, because subleasing to others is limited.
-
For property and income tax purposes, you are treated as the owner
of your unit.
- BTH insures, maintains, and repairs the entire property outside
members’ units, plus the entire heating system. You insure,
maintain, and repair the interior of your unit except for the
heating equipment.
